Garage door insulation and R-value

Two doors can look identical from the street and be $900 apart. The difference is how many layers the sections have and what sits between them.

  • For a detached garage used only for parking, a 1 or 2 layer door is honest money well spent.
  • For an attached garage, or one with a bonus room above it, 3 layer polyurethane runs roughly 8 to 12 degrees warmer in January.
  • For a workshop or gym in the garage, sandwich construction also cuts street noise by about half.
  • Every insulated door we install gets new perimeter and bottom seals, because insulation does nothing with gaps around it.

Track, springs, rollers, hinges, cables, brackets and seals. We do not hang a new door on twenty year old hardware, and we do not charge extra for replacing it.

Straight panels with a failed spring or cable usually mean a $200 to $450 repair, not a $2,000 door. The measure visit is the same honest assessment either way, and a repair made within 90 days credits toward a new door if you change your mind.

Frequently Asked Questions

How long does an installation take?

A standard single or double replacement runs 3 to 5 hours including tear-out and haul away. Add an opener and it is usually still done by early afternoon. Doors that need framing changes or full view glass can take a full day.

Can you reuse my existing track or opener?

Track, no. New doors ship with track engineered for their weight and section height, and reusing old rail voids the door warranty. Your opener, usually yes. If it has working safety sensors and enough power for the new door, we reconnect it, reset the force limits and travel, and that is included in the price.

How soon can you install after I order?

In stock white and almond steel doors usually go in within a week. Factory colors and window options run 2 to 3 weeks. Carriage styles, faux wood and full view glass run 3 to 5 weeks. If your old door will not close in the meantime, we secure it at no charge for order customers.

What R-value do I actually need?

For a detached garage used only for parking, R-0 to R-6 is fine. For an attached garage, R-9 or better keeps the next room comfortable. If there is a bonus room above it, or you work out or work in the garage, R-13 or higher sandwich construction is worth the money. Past about R-18 the returns drop off, so do not pay for more.

Do I need a permit or HOA approval?

A like for like replacement in Oconee County generally does not need a permit. Enlarging an opening does, and we handle that paperwork. HOAs around Keowee Key and some Clemson neighborhoods do review door style and color, and we provide spec sheets and renderings for your application at no charge.

Will windows make the door weaker or less safe?

Not meaningfully, because window sections are reinforced at the factory. For privacy we usually put glass in the top row only, where at six feet up nobody can see in. Frosted, seeded and tinted options block the view entirely, and insulated glass is available on most lines.

My opening is not a standard size. Is that a problem?

No. Most lines build to the inch at little or no upcharge. Odd widths, low headroom down to about four and a half inches, and tall openings for RVs and boats are all solvable with the right track hardware. That is exactly what the free measure visit is for.

Does a new door really help resale value?

Garage door replacement has ranked at or near the top of the national Cost vs. Value remodeling report for years, recouping roughly 190% of its cost at resale, ahead of kitchens, baths and decks. It is the largest single design element on most home fronts, so buyers and appraisers both notice it.

How do you take payment?

Half when you order, which covers the door itself, and the balance once the install is done and you have cycled the door yourself. Card, check, cash or financing. Nothing extra shows up on install day beyond the quote you signed.
