DIY maintenance and what to leave to us
Plenty of upkeep is safe to do yourself. This is the split we give our own neighbours.
- Lubricate hinges, rollers and springs with garage door lube rather than WD-40. WD-40 strips grease and makes it worse.
- Test the auto-reverse by laying a 2x4 flat under the door. It should reverse on contact.
- Wipe the photo eyes and check they are aimed at each other. That cures most phantom reversals.
- Snug visible bolts on hinges and brackets with a socket wrench. A quarter turn past snug, no more.
- Rinse the bottom seal and check for cracks. A $40 seal keeps mice and rain out.
- Anything touching the springs. They hold over 200 pounds of torque and need winding bars.
- Cables and drums. They are under full spring tension even with the door down.
- Track alignment. A track loosened in the wrong order drops the door.
- Opener force limits. Set too high, the door will not reverse on a person.
- Panel or section swaps. The door weight changes and the springs must be rematched to it.

How often does a garage door need a tune-up?
Once a year for a typical family door. Doors that cycle six or more times a day, doors on rentals, and doors within a mile of the lake do better on a spring and fall schedule, because humidity brings rust.
Is the $89 really the whole price?
Yes. That covers all 25 points, all adjustments, all lubrication, and the written report. The only time you would pay more is if a part needs replacing, and you approve the flat rate price before we touch it.
My door works fine. Do I still need this?
Working fine is exactly when maintenance is cheap. Springs, cables and rollers wear invisibly, and every failure we get called for looked fine the week before. The tune-up is how a $12 roller stays a $12 roller.
Can you tell me how much life my springs have left?
Within reason, yes. Springs are rated in cycles, and from the spring size, the door weight and its age we can estimate what is left. It goes on your report, so a replacement becomes a planned $300 job instead of a stuck-car emergency.
Will a tune-up make my door quieter?
Almost always, and usually dramatically. Most noise is dry rollers, loose hardware and an unbalanced door making the opener strain. If yours is still loud afterward, we will tell you exactly which part is the culprit and what it costs.
Does maintenance keep my door warranty valid?
Often, yes. Several manufacturers require documented periodic maintenance for hardware claims, and our dated report is exactly that documentation. It also keeps our own 10 year hardware warranty on installed doors in force.
What if you find something broken during the visit?
You get a flat rate price on the spot, and most repairs happen in the same visit since the truck carries springs, rollers, cables and openers. Fixing it then skips a second service call fee. Declining is fine too, and the price goes on your report and holds for 30 days.
Do you service doors you did not install?
Absolutely. Any brand, any age, residential or light commercial. If a door is genuinely past saving we will say so plainly and show you the numbers, and tune-up customers get the $89 credited toward a new door from us.
