A metal chain moves the door along the rail. Chain drives are louder than other options and need lubrication twice a year, but they are durable and cost less. They are a practical choice for detached garages.

Quiet and low maintenance
A steel-reinforced rubber belt moves the door quietly and does not need regular lubrication. DC motors add a smooth start and stop. We recommend a belt drive when the garage shares a wall or ceiling with living space.

Mounts beside the door
A wall-mount opener turns the torsion bar directly, leaving the ceiling clear for storage or a car lift. It runs quietly and includes an automatic deadbolt. It also works well with high-lift track and low-headroom doors.

Fast, but sensitive to temperature
A threaded steel rod moves the trolley. Screw drives have fewer parts and move quickly, but temperature changes can slow them down and wear the carriage. We service existing units, but usually recommend a quieter belt drive for a new installation.

If you have a bedroom or bonus room over the garage, a belt drive is usually worth the upgrade. Steel rollers can still make the door noisy, so we can also install nylon rollers for $95.

The opener needs enough power for your door without compensating for worn springs or poor balance. We check the door before recommending a motor.

A good fit for 16 ft double doors and 3-layer insulated doors. DC motors add a smooth, quiet start and stop.

We'll install an opener you already bought for $225 to $325 in labor. The price includes mounting, alignment and safety testing. We will confirm that the model suits your door before opening the box.

Warranty in writing
Openers we supply include a 5-year parts and labor warranty in addition to the manufacturer's motor warranty. Both are listed on your invoice.
Prices cover a standard 7 ft door with a nearby ceiling outlet. An 8 ft door needs a rail extension. If there is no outlet within reach, a licensed electrician can add one for $200 to $400. We will note that in your quote.

Some opener problems only need a simple repair. Age, repair cost and available safety features help determine when replacement makes more sense.
Worth repairing
- The opener is under 10 years old and needs a $150 to $250 gear repair.
- The door reverses because the safety sensors are dirty or out of alignment.
- A remote or keypad has stopped working. Replacements cost $45 to $85.
- The motor strains because the door is out of balance. Adjusting the springs may solve the problem.
Time to replace
- The opener is more than 15 years old and replacement parts are hard to find.
- The logic board has failed and costs more than half the price of a new opener.
- The opener does not have safety sensors and only reverses after making contact.
- The opener needs a second major repair within two years.

- 2.Remove the old openerWe remove the opener, rail and brackets and load them onto our truck. We can fill holes from the old ceiling mount on request.
- 3.Install the new openerWe assemble and level the rail, secure the motor to the ceiling joists and run the wall button and sensor wiring along the framing.
- 4.Set and test the safety systemWe align the safety sensors, set the travel and force limits and test the auto-reverse system with a 2x4.

Frequently Asked Questions
How long does an opener installation take?
Replacing an existing opener takes 60 to 90 minutes, including programming and haul-away. A first-time installation takes 2 to 3 hours. A wall-mount conversion takes about 2 hours, plus any track work.
Can you reuse my old rail or sensors?
No. Rails and sensors are matched to each opener by the manufacturer, and mixing them voids the warranty. Every install includes a new rail, new photo eyes and a new wall button, which is why our price includes them.
Will a new opener make my noisy door quiet?
Only if the opener is causing the noise. Grinding and rattling often come from dry steel rollers, loose hinges or an unbalanced door. We check the whole door before installation and may recommend a tune-up instead.
Do I need battery backup?
South Carolina does not require it, but we recommend it if the garage is your main entrance. A full battery provides about 20 open and close cycles during an outage.
Will it work with the buttons in my car?
Almost always. We pair HomeLink and Car2U systems during installation. Most newer cars connect directly, while some older cars need a small repeater kit. We can also set up built-in controls in Tesla and other compatible vehicles.
Does a smart opener need Wi-Fi in the garage?
Yes. It needs a 2.4 GHz Wi-Fi signal at the opener. We test the signal during installation. The remotes and keypad still work without Wi-Fi, and a plug-in extender can improve the signal for the app.
Can you install an opener I bought myself?
Yes. Labor costs $225 to $325 depending on the door and includes mounting and safety testing. The opener keeps its retail manufacturer warranty but does not include our 5-year parts and labor warranty. We will confirm that the model fits your door before opening the box.
Is there anything electrical I need first?
You need a grounded outlet within about 3 feet of the motor. If there is no ceiling outlet, an electrician will need to add one before installation. We will check for it during the quote.
How long should a new opener last?
A chain-drive opener usually lasts 10 to 15 years. Belt-drive and wall-mount openers usually last 15 to 20 years. A balanced door puts less strain on the motor, so we check the door balance before every installation.
